    Visit & quote

    Jose walks the site with you, usually within 48 hours of your call. We identify the real scope — not just the visible damage — and hand you a written bid you can compare line-by-line.

  2. 02Step 2 / 6

    Plan & permits

    We coordinate with your structural engineer (or recommend one of ours), pull the permits your jurisdiction requires, and sequence the build around your life. No surprises mid-project.

  3. 03Step 3 / 6

    Demolition

    Failed concrete comes out cleanly. Debris is hauled the same day — never scattered, never buried in your yard. Adjacent landscape and hardscape get protected and documented before we touch a thing.

  4. 04Step 4 / 6

    Excavation & forms

    Soil graded, compacted, and inspected. Forms set to engineered spec. Drainage tie-ins roughed in before the rebar goes down.

  5. 05Step 5 / 6

    Pour & cure

    Rebar mat tied. Concrete poured continuously to avoid cold joints. Cure time honored — we don't rush a foundation to look productive.

  6. 06Step 6 / 6

    Anchor & finish

    Anchor bolts and plates set per current code. Inspection passed. Site cleaned to better than we found it. We walk you through the work and hand back keys.

  • Q01How long does a foundation repair typically take?

    Most residential foundation projects run 4–10 working days, depending on access, soil condition, and scope. We sequence demolition, excavation, pour, and cure with permits already in hand so the calendar doesn't slip.

  • Q02Do you handle the permits?

    Yes. End-to-end. We pull the permits, schedule the city inspections, and stand on site for them. Your only role is signing the final approval.

  • Q03Do I need a structural engineer?

    Usually yes for replacement, deeper repair, or anything seismic-related. We work with engineers we trust and coordinate the report so the bid lines up with the drawings — no double-billing for the same site visit.

  • Q04Will the work disrupt my landscaping or driveway?

    We protect what we can and disclose what we can't, before we start. Anything we touch — forms, excavation footprint, staging — is documented in the bid. Sites get hauled clean every evening.

  • Q05Do you do hillside or seismic-prone foundations?

    We've worked Daly City, Tiburon, Lafayette, and the SF hills since 1998. Cripple-wall bracing, anchor bolting, soft-story upgrades, and underpinning are routine for us. (See our seismic-retrofit page for retrofit-only scope.)
